liveCustom property-management software running five short-term rentals as one operation. Two-tier reservation handling, AI guest-comms, FAQ matcher, nightly deploys.
Turnkey is the PMS I built to run Stay Ikigai: the operator software, not the storefront. Reservations route two ways, direct bookings to Beds24 and OTA bookings to Telegram. Guest messaging runs a 6-touch cadence with AI debounce, an FAQ matcher, and an AI reply layer on top.
The software is the staff. One person runs five properties across three countries on it; the cadence, the FAQ matching, and the reply layer do the work a front desk would. Nightly deploys, no ops team.
The production app at turnkeyhost.ai sits behind a login. A public, synthetic-data preview of the dashboard runs at preview.turnkeyhost.ai: the multi-property reservation timeline, channel-coded bookings, guest inbox, cleaning board, and live financials, all on fake data so you can click around the real software without touching a real guest.
